Bulgarians with properties in Greece under scrutiny for Airbnb and Booking rentals

Bulgarians who rent out their properties in Greece through platforms such as "Airbnb", "Booking.com", or "Vrbo" must prepare for increased control by local authorities.

The Greek state is launching a large-scale campaign to inspect short-term tourist rentals, with the first stage targeting approximately 1,500 properties across the country.

The inspections will be carried out jointly by the Independent Authority for Public Revenue (AADE) and the Ministry of Tourism. In addition to checking whether properties are correctly registered for tax purposes and whether rental income is being declared, inspectors will strictly monitor compliance with all legal safety and operational requirements.

Mandatory conditions include the presence of a fire extinguisher, smoke detectors, electrical installation protection, a first aid kit, "Civil Liability" insurance, as well as valid certificates for disinsection and deratization. Furthermore, there must be a document proving that the property is designated for residential use.

Premises such as basements, garages, and storage areas that have been converted into tourist lodgings without the necessary permits will not be permitted for short-term rental.

The prescribed penalties are significant. For a first established violation, the fine is 5,000 euros. If the violation is repeated, the amount increases to 10,000 euros, and a third violation can result in a penalty of up to 20,000 euros.
