Change in the development plan of Sozopol - from a resort to a residential area

On June 16, 2025, the Mayor of Sozopol Municipality issued Order No. 8-Z-608, which approved a project for a partial amendment to the detailed development plan - plan for regulation and construction (PDP-PRC) within the scope of a land plot with identifier 67800.10.855, located in the locality "Achmaltsi" on the territory of the city.

The project was submitted with an application by Dimitrinka Kostadinova Natseva through her proxy Rosen Kostadinov Atanasov. The developed PDP-PRC was reviewed and approved by the Municipal Expert Council, and it was found that it meets the regulatory requirements and provides the opportunity for a purposeful arrangement of the property.

According to the approved partial amendment, the land plot with identifier 67800.10.855 changes its purpose from "For buildings for recreation and resorts" to "For a residential building", while maintaining the construction parameters for the Ок4/15 zoning - maximum building density 30%, maximum cornice height 10 meters, maximum intensity coefficient 1.0 and a minimum of 50% green area, half of which shall be with tree vegetation.

The order approving the PDP-PRC will be published on the website of Sozopol Municipality and communicated to the interested parties in accordance with the Administrative Procedure Code. The decision is subject to appeal before the Administrative Court - Burgas within 14 days.
