Housing prices in Bulgaria rose 15.5% year-on-year in the second quarter of 2026, according to data from the National Statistical Institute. The comparison is against the second quarter of 2025.

Compared with the previous three months of this year, prices climbed 4.5%. The steepest increase was in Plovdiv, up 5.8%. It was followed by Stara Zagora with 2.9%, Varna with 2.8% and Sofia with 2.4%. The only city where housing became cheaper was Burgas, down 1.5%.

The NSI data show that the increase was weaker a year earlier. In the first quarter of 2026, annual growth stood at 14.8%, while compared with the last quarter of 2025, prices jumped 6.2%. At that time, the sharpest rise was recorded in Burgas, as well as in Sofia, Varna and Plovdiv. Price declines were reported in Stara Zagora and Ruse.
