The statistical data from the National Statistical Institute (NSI) reveal interesting trends in housing construction for the second quarter of 2025. Two-room apartments continue to dominate the market, occupying an impressive 42.8 percent of newly built properties.
A detailed analysis shows a hierarchy in the distribution of housing by number of rooms. Immediately after two-room apartments are three-room properties, which constitute 30.8 percent of new construction. At the opposite end of the spectrum are apartments with six or more rooms, which occupy only 3.1 percent of the market.
Compared to the previous year, there is a slight increase in the share of two-room apartments and a slight reduction in three-room apartments. Last year's percentages show 39.4 percent for two-room and 33.8 percent for three-room properties, while apartments with six or more rooms were 2.8 percent.
The quantitative growth in housing construction is eloquent. In the second quarter of 2025, 1,256 residential buildings with a total of 6,001 apartments were put into operation. In comparison, during the same period last year, the figures were 1,039 buildings and 5,090 apartments.
The regional distribution of new construction outlines leading areas. Sofia (capital) is an undisputed leader with 203 buildings and 2,811 apartments, followed by Plovdiv with 153 buildings and 300 apartments, and Burgas with 125 buildings and 651 apartments. It is interesting to note that last year's ranking was significantly different - then Plovdiv, Burgas, and Varna were leading.
These data provide a clear picture of the dynamics in housing construction and market trends in Bulgaria for the period under review.
