Owners of properties in the vacation village “Elenite” are preparing to challenge the findings of the National Construction Control Directorate (DNCS), which foresee the demolition of structures in the popular resort. The decision to challenge comes after the DNCS announced plans to remove certain buildings, causing tension among the owners of the affected properties.
According to information published on the official website of the DNCS on October 22, 2026, it is a matter of removing an illegal construction, falling under the regulations of the Territorial Organization Act. The construction project, titled "Correction of the route (riverbed) of the Kozluka River and earth embankments", is located in the land of the town of Sveti Vlas – in the very area of the vacation village “Elenite”.
The act was issued after the control authorities established illegal construction. The publication of the decision was made by placing an official notice at the location of the object in question. Looking at the inscriptions, one can imagine the tension that has risen on the spot.
After a check in the cadastral map, it becomes clear that under the indicated identifiers in the findings fall eight private villas, the hotel “Negresco” and the amusement aquapark on the territory of the vacation village “Elenite”. The sight of these facilities, which are symbols of the resort, will likely cause regret among many of the residents and guests.
Reactions among the owners of the affected properties are mixed, but one thing is certain - a determination to fight. Some of them are already preparing lawsuits for compensation, foreseeing a long legal battle to protect their interests. At the same time, others have organized a petition against the planned demolition of the hotel “Negresco”. In this part of the resort, intense preparations for action were heard.
The owners categorically insist that they possess all the necessary documents and permits, including Act 16, certifying the commissioning of the buildings. These arguments will likely be leading in the upcoming legal battle.
