Buyers with investment intentions prefer the "Lazur" and "Svoboda" neighborhoods, as well as the city center. Their proximity to the seaside makes them ideal for short-term rentals, brokers point out.
Meanwhile, three-bedroom homes primarily attract families who require more space due to an increasing number of household members.
According to specialists, the real estate market in Burgas is currently very active, with a high volume of residential buildings under construction. This is driven by increased demand—both for residential living and for investment. This demand is one of the main factors contributing to the rise in housing prices across the city.
Brokers also note that limited supply in the central part of the city is an additional factor driving up prices.
According to expert data, prices for two-bedroom apartments are rising faster than those for three-bedroom ones, as interest in the former is stronger. Buyers are primarily focusing on high-quality homes in preferred neighborhoods, which further pushes up prices for this specific type of property.
