Bulgaria home prices jump 15.5% in a year, second-highest in EU

Home prices in Bulgaria rose 15.5% in the second quarter of 2026 from a year earlier, the second-biggest increase in the EU, Eurostat data show.

Home prices in Bulgaria were 15.5% higher in the second quarter of 2026 than a year earlier, Eurostat data show. That puts Bulgaria second in the EU again for price growth.

Only Portugal, with 16.5%, ranks above Bulgaria, while Lithuania comes third with 14.3%.

Bulgaria also held second place in the first quarter, when annual price growth hit 14.8%. Portugal topped the list then too, with 17.8%, followed by Slovakia at 14.4%. Now just one percentage point separates the top two countries.

Over just three months, prices in Bulgaria rose 4.5% compared with the first quarter — also the second-highest quarterly rise in the EU. Lithuania saw the biggest quarterly jump, at 5%, with Romania third at 4.4%.

Across the EU as a whole, prices rose 4.7% year-on-year, down from 5.1% three months earlier, and were 1.2% higher than the previous quarter. In the eurozone, prices rose 4% on the year and 1.1% on the quarter.

Among countries with data available, prices fell over the year in Finland, by 2.7%, Luxembourg, by 2.2%, and France, by 0.8%.

Rents across the EU in the second quarter of 2026 were 3% higher than a year earlier and 0.7% above first-quarter levels. Compared with the 2025 average, rents were 2.6% higher, with increases in every member state. Romania saw the steepest rent rise, at 41.2%, followed by Croatia at 22.1% and Slovenia at 10.2%.
